Divisions

The Department of Lands and Surveys is a service department to other Governments agencies, statutory bodies and private sectors and its functions and responsibilities can be categorised under the following entities:

State Land Administration
The division administers State Lands in accordance with the State Lands Act. It deals with the land leasing process commencing from the initial receipt of an application through to the preparation and registration of lease and subsequent follow up on the compliance of development clauses of the lease. The division deals with all consents to transfers, mortgages, caveats, etc., preparation and registration of rental and other variations to State leases. The functions also include preparation and administration of Letting Agreements of all government buildings and houses rented by Government and the administration of all Native and other Leases to the State.

Land Survey and Development Division
The Land Survey and Development division is responsible for regulating and checking of all land surveys attended by registered surveyors (whether private or Government) in accordance with the Surveyors Act Cap.260. It also develops and provides the network of survey control system nation wide which integrates the many isolated surveys implemented by individual surveyors on behalf of their clients throughout the country. It is also responsible for the development of State lands to the best and highest uses.

Mapping and Land Information Division
The Mapping and Land Information Division is responsible for the production and upgrading of Maps and Plans and for the maintenance of a computerized land information system. The division includes the Cartographic Section which produces the various national maps of Fiji that are sold to the public and utilised by other Government Departments and the Photogrammetry Section which produces aerial photographs of Fiji from which the base plans for the various maps of Fiji are produced. Aerial photographs are also extensively used by other Government Departments and private sector An important unit within this division is the Statutory Section which deals with preliminary searches and investigation for land acquisitions for all Government projects such as major roads, water supply, government office sites, etc The Mapping and Land Information division is also responsible for the maintenance and recording of all survey data throughout the country.

Valuation Division
The Valuation division is the arm of the Department that is responsible for the negotiation and acquisitions of land required for public purposes such as roads, water supply, government facilities, etc. The division is also charged with the responsibility for the assessments and periodic reassessments of rentals on State Leases, verifies rentals on Native Leases to the State besides being the official Valuers for proclaimed Towns and Cities for the assessments of property rates. An important function of the division is to collate and analyse land sales data from throughout the country which is used as a basis for property valuation.

Human Resources and Finance Division
The division is responsible for ensuring that well trained staffs are available at all occupational/classification levels of the department echelon. This will also ensure that the department's services are effectively and efficiently operational and maintained at all times and that the department is responsive to the needs and aspirations of government departments and policies and the general public. The division is also responsible for handling all financial transactions, monitoring and reporting as required by the Ministry of Finance. The Division ensures that fully trained local staff are available and retained at all occupational/classification levels of the Department's echelon.
